Property Week has reported that Merlin Entertainments Group is thought to have entered into an agreement with Aprirose, a company that advises private investors, to forward sell the planned 150-room hotel at Legoland Windsor for around £19m.

The hotel will be leased to Merlin Entertainments for 35 years and will open by spring 2012.

The investors are thought to be four Asian businessmen based in east Africa, who have invested in UK property for some time.

Merlin Entertainments is developing a series of hotels at its Legoland theme parks.

Last year, it won planning consent for a 254-room hotel at the California theme park. There is also an existing Legoland hotel, at the original Legoland in Billund, Denmark.
